Both Prospects and Applicants are renters, but they are at different stages of the rental process. Understanding the difference helps you focus on the right leads at the right time.

What is a Prospect? (Passive Lead – Waiting to Be Contacted)

A Prospect is a renter that may be a good match for your rental property but has not yet applied.

How You Find Them:

  • Premium members can browse Prospects in QuikMatch™, where renters are automatically matched to your active listings.

  • Filter by location, voucher status, bedroom size, recent activity, and more to find renters who fit your property.

  • Some Prospects may have sent an inquiry message asking for more details, but most are waiting to be contacted.

Think of Prospects as potential tenants who haven’t taken action yet—but with Premium, you can reach out to them first!

What is an Applicant? (Active Lead – Has Submitted an Application)

An Applicant is a renter who has submitted a pre-application for your property listing.

What You’ll See in an Application:

  • Household income & employment details

  • Current & past housing history

  • Additional documents (if required in your pre-screening settings)
