What Is Total Monthly Leasing Price?

Total Monthly Leasing Price (TMLP) helps you better understand what a home may cost each month. Instead of showing only the advertised rent, it combines the base rent with required monthly fees shared by the property owner so you can compare listings with greater confidence.

You'll also see estimated move-in and move-out costs on a property’s details page, giving you a clearer picture of the costs associated with leasing a home.

1. What is Total Monthly Leasing Price?

Total Monthly Leasing Price is an estimate of your recurring monthly housing costs. It includes the property's advertised base rent plus any required monthly fees the property has shared with AffordableHousing.com.

2. Why is Total Monthly Leasing Price different from the advertised rent?

The advertised rent is the base monthly rent for the home. Some properties also charge recurring monthly fees, such as amenity, parking, pet, or utility fees. Total Monthly Leasing Price combines these required monthly costs so you can better understand what you may pay each month.

3. What's included in Total Monthly Leasing Price?

Total Monthly Leasing Price includes:

  • Base monthly rent

  • Required recurring monthly fees

  • Any optional monthly fees you choose to add while viewing the listing

It does not include one-time move-in or move-out costs.

4. Are move-in and move-out costs included?

No. Estimated move-in and move-out costs are displayed separately in the Fees section on a property’s details page. This helps you understand both your expected monthly housing costs and the one-time costs associated with starting or ending your lease.

5. Why do my totals change when I select optional fees?

Some properties offer optional services or amenities, such as parking or pet-related fees. As you select or remove these options, your estimated monthly total and estimated one-time costs update automatically to reflect your selections.

6. Why do some listings say "Fees may apply" instead?

Some listings may not yet include complete fee information. When required fee details aren't available, AffordableHousing.com displays the property's base rent along with the message "Fees may apply." Contact the owner for more details about recurring monthly fees.

7. What are the estimated move-in and move-out costs?

The Fees section includes estimated totals for move-in and move-out costs based on the information provided by the property, such as a required security deposit or cleaning fee.

8. Where does the pricing information come from?

Pricing and fee information is provided directly by the property owner or property management company. AffordableHousing.com displays the information they provide but does not determine or modify the fees.

9. Is Total Monthly Leasing Price the exact amount I'll pay?

Not necessarily. Your final costs may vary depending on your lease agreement, selected options, utility usage, or changes made by the property. Always confirm all pricing and fees with the property before signing a lease.
